All Building Permit and Mobile Home permit applications require:
- Zoning Compliance (Issued by Stanly County Zoning Department, located in Central Permitting offices at 1000 N 1st Street, Albemarle, if the property is located more than a mile outside of Locust, Stanfield, Oakboro, or Richfield.
- If the property is inside of, or within one mile of, Locust, Stanfield, Oakboro, or Richfield, the zoning compliance will be issued at Town Hall of applicable town.
- Any building or mobile home permits to be issued for property inside Albemarle City Limits also requires a City-Coordination form from Albemarle City Hall (located at 144 North Second St, Albemarle). Applicant should bring the City-Coordination form to Central Permitting offices at 1000 N 1st St., Albemarle, to start the permit process.
- Construction on properties that have, or will have, a septic tank require a “clearance form” from Stanly County Environmental Health Department (also located in Central Permitting offices at 1000 N 1st St, Albemarle.)
- Public taps for water & sewer should be documented on zoning compliances.
- The above information is required as stated for any Building Permit or Mobile Home Permit. (Additional specifics noted below)
Building Permits for site-built residential construction also require:
- Zoning Compliance (along with an Albemarle City-Coordination if applicable as explained above)
- Environmental Health Clearance when applicable (as explained above)
- Valid North Carolina General Contractor’s License Number for projects estimated to cost over $30000.
- A total estimated cost of the project including all Electrical, Plumbing, and Mechanical cost.
- Square Footage of any new construction – Give both heated and non-heated.
- Be prepared to sign an insurance affidavit (furnished by Inspection Department) addressing your proof of Workers Compensation Insurance for projects over $30000.
Modular Home Permits require:
- Zoning Compliance (along with an Albemarle City-Coordination if applicable as explained above)
- Environmental Health Clearance when applicable (as explained above)
- A third party sealed foundation plan for proposed house. Also, if contractor does not have a valid North Carolina General Contractors License, he must furnish a $5,000 Surety Bond before building permit can be applied for.
- The applicant for a modular home permit should be prepared to furnish the foundation estimated cost and also the site-built square footage and estimated cost, if applicable.
Mobile Home Permits require:
- Zoning Compliance (along with an Albemarle City-Coordination if applicable as explained above)
- Environmental Health Clearance when applicable (as explained above)
- Tax Clearance on Mobile Home (issued through Stanly County Tax Collectors Office, located in the Stanly County Courthouse at 201 South Second Street, Albemarle.)
Commercial Building Permits require:
- Zoning Compliance (along with an Albemarle City-Coordination if applicable as explained above)
- Environmental Health Clearance when applicable (as explained above)
- Plans must be submitted electronically. You can email your request for plan review to [email protected].
- Please allow two weeks for plan review. You will be called with status of plans when review is complete.
- North Carolina General Contractor License required for projects greater than $30000.
- Poof of Workers Compensation required for projects over $30000 (Insurance Affidavit furnished by Inspection Department).
Existing Buildings:
- Change of use or occupancy will sometimes require plans and permits. Check with Inspections before occuping the building.
COMMERCIAL PROPERTIES REQUIRE A CERTIFICATE OF OCCUPANCY SIGNED OFF BY INSPECTION DEPARTMENT AND FIRE MARSHAL’S OFFICE BEFORE OCCUPYING OR OPENING FOR BUSINESS.
